An inspection suited to your situation
Whether you are buying, selling or simply taking stock of your property, the inspection follows the same rigorous method and the same standard. What changes is what you do with it.
Pre-purchase inspection
Understand the building before you commit.
The pre-purchase inspection sets out to give you a picture of the apparent condition of the visible and accessible systems and components of the building at the time of the inspection. We take the time to explain the observations made, to help you better understand the property you are considering buying.
We examine the main observable systems and components of the building, including the structure, the envelope, the roofing, the plumbing, the electrical system, the heating, the ventilation, the insulation and the elements related to drainage, subject to the conditions and limitations present at the time of the inspection.
The observations are recorded in a report accompanied by relevant photographs and by recommendations where the situation warrants them. Some observations may also call for further information to be obtained, or for a check by a qualified person, before the deadline of the inspection condition set out in your promise to purchase.
You are welcome to join us during the visit, so that you can ask your questions and better understand the observations made on the building.
What the pre-purchase inspection covers
- Examination of the visible and accessible systems and components within the scope of the inspection
- Measuring instruments used where the conditions or the observations warrant it
- Thermal imaging included, at no extra charge, used as a complementary observation tool when conditions lend themselves to it
- Drone used as a complementary observation tool for certain components that are hard to reach, when conditions allow its use
- Inspection report accompanied by photographs documenting the relevant observations
- The chance to contact us after the report is delivered, for clarification on the observations recorded in it
Who it is for
The pre-purchase inspection is for buyers who want to better understand the apparent condition of the building before making a decision on the real-estate transaction, and before the deadline of their inspection condition.

Pre-sale inspection
Prepare to put your property on the market knowing more about its apparent condition.
The pre-sale inspection lets the owner better understand the apparent condition of the building before it goes on the market. In particular, it makes it possible to take note of the apparent defects, indications of deficiency and other conditions observed during the inspection and, where desired, to plan certain work before the sale.
The inspection is carried out in the context of a real-estate transaction and covers the systems, components and appliances that are observable within the scope applicable to the inspection.
The report documents the observations made and gives the owner, before going to market, a picture of the conditions present at the time of the inspection. The information obtained may also help complete what is disclosed to those interested in the property.
What you gain
- A better understanding of the apparent condition of the building before it goes on the market
- The possibility of planning certain work, checks or steps before the sale
- Documented information that can help you complete your declarations about the property
- The possibility of passing the report on to prospective buyers for information
- Better preparation for questions that may come up during the sale process
Who it is for
Owners selling their property and estate liquidators who want to know the apparent condition of the building, prepare it for the market and better anticipate the items likely to be raised during the buyer's inspection.
Passing the report on to a prospective buyer does not replace a pre-purchase inspection carried out on that buyer's behalf.

Building health check
Know your building better in order to look after it better.
The building health check is a preventive visual inspection for owners who want to better understand the apparent condition of their building and keep up with its maintenance properly.
During the inspection, we carry out a visual examination of the main accessible components of the property, in order to note the deficiencies, indications of deficiency or other observable conditions that may call for particular attention.
This exercise can help you
- Better understand the apparent condition of the main components of your property
- Spot certain signs of deterioration or certain visible anomalies
- Identify the components that may call for maintenance, monitoring or a further check
- Guide the planning of work and upkeep on your property
- Support preventive maintenance and better follow-up on the building over time
Who it is for
Owner-occupiers and landlords who want a documented picture of the observations made, to support them in the upkeep and follow-up of their property.
The health check relies on a careful visual inspection that gives a useful picture of the apparent condition of the building and pinpoints the items that warrant follow-up. It is not, however, a technical expert appraisal or a warranty, and it does not include an exhaustive examination of concealed or inaccessible components.

What is not covered
A building inspection is a visual examination of the accessible components. The items below are excluded from it: some call for specialised expertise, others can be the subject of a separate mandate. We prefer to say so plainly, up front.

- Air quality, asbestos, mould, radon, pyrite and iron ochre
- Septic system, well, pool, spa and fireplace
- Specialised technical expert appraisal

The outbuildings you declare in the form are recorded in your file without affecting the price. If they need to be inspected, write to us: a separate mandate is possible.
